Heimstaden is looking for a high performing and experienced Asset Manager who wants to be a part of building our in-house asset management function in the Netherlands. If you live and breathe properties and want to contribute to a long term sustainable society - then you may be the right match.

The role of Asset Manager
The Asset Management department focuses on assessing the assets in order to determine the size, composition and geographical spread of the portfolio. Analyses of key figures per asset is very important . Partly on the basis of such analyses, decisions are made about the desired approach to the assets. This could include the choice between hold, selling or optimising the assets. In addition, acquisitions of new portfolios (whether through own development or purchase) also play a major role.

Activities

  • You have a clear vision of active residential real estate asset management and can add value to the return of the objects in the sub-portfolio.
  • You are ultimately responsible for the return and the established strategy of your objects.
  • You are responsible for drawing up and monitoring budgets.
  • Contributing in the development of plans in the area of sustainability, technique and energy.
  • Making analysis of (technical) information of the assets.
  • Focus on innovations and improvements to optimise processes and performance.
  • Closely follow and share trends and developments in the field of residential real estate in areas that can have an influence within Heimstaden.
  • Onboarding and implementation of newly acquired portfolios.

Background and competences

  • The Asset Manager has a central position, actively collaborating with the various departments within Heimstaden.
  • Academic education and 3-5 years of proven work experience with a residential real estate investor.
  • Excellent written and spoken communication skills, and fluent in Dutch and English.
  • Entrepreneurial skills.
  • Good ability to analyse.
  • Fnancial expertise.
  • Excellent skills in Excel (using for all kinds of analyses), Word and Powerpoint.
  • Naturally curious, structured, proactive, result-oriented and inventive.
  • Critical thinking, problem solving, creative and open to new solutions.
